Description

One of two adjacent lots we have available in Section 7 of Downy Caney Creek with 50 feet of frontage on paved Blue Water Blvd. Blue Water is a dead end road ensuring that traffic is minimal. RVs and mobile homes are permitted or build your own getaway. Fishing opportunities abound. Lot owners have access to a community pier and you are only minutes from the beach!

Utilities run throughout the community. The DCC MUD office is your point of contact to begin water/sewer hookup. Installing water/sewer costs $1,500 plus some miscellaneous fees for survey, application & filing fees. As these lots were surveyed when it was platted, there should be iron rods in the ground at the corners. However, that was back in the 1960s and understandably they made be underneath the tall grass or have been knocked down over the years. A survey would be required prior to installing hookups. A surveyor in the area is Doyle & Waschestetter out of Clute -phone: 979-265-3622. Staking the corners could be completed for $300.

Sewer hookups cost $3,000 plus a $50 inspection fee. Taxes are $47.00/year and HOA dues run $15/year +$18 additional DCC fee. Contact the Downy Caney Creek HOA here: https://www.dcccloa.com/home/

Fishing Sargent

The Sargent Canal system along with Caney Creek provides another unique fishing habitat.

It is a vast canal system that was created in the 1960’s and offers great fish habitat into our Bay and Ocean. Our vast network of canals offer good water flow between the gulf and wetlands because they span both North and South and then East and West.Water is always moving from the winds and tides. This movement keeps the canals from getting stagnant and provides a good habitat for crabs, fish and birds.

Matagorda Beach

Matagorda, Texas has approximately 58 miles of beach. 23 miles of the beach east of the Colorado River is open to vehicles. The remaining 35 miles of beach is west of the Colorado River and only accessible by boat, kayak, canoe or other watercraft. On the East side there are trash cans on the beach for the first 3 miles. The first 8 miles of beach beyond the dunes is private property. After 8 miles, it is state property behind the dunes and there are lots of trails you can explore. Watch out for rattlesnakes if you are walking in the dunes and grasses. Driving in the dunes and damaging the native grasses is illegal so stay on the established trails or the beach.
